Introduction & Scope

These Terms & Conditions (“Terms”) govern your use of landeo.ph and related tools and services operated by Landeo (“Landeo”, “we”, “us”, or “our”), including the Property Analyzer, Sell with Landeo, and other property intelligence features (collectively, the “Services”).

By accessing or using our Services, you agree to be bound by these Terms. If you do not agree, please do not use Landeo.

Landeo is a real-estate intelligence platform. We are not a bank, law firm, or real-estate brokerage. We provide tools, analytics, and introductions to third-party professionals — we do not act as your broker of record, attorney, or financial advisor.

1. Use of Landeo & Eligibility

Landeo provides:

Property Analyzer – tools to generate indicative values, price ranges, and market insights for properties based on available data and models.
Sell with Landeo – an introduction service connecting property owners with independent third-party real estate brokers or agents.

Anyone may use the Property Analyzer to look up addresses or explore potential values.

If you submit property details specifically for the purpose of selling or being connected to a broker through Sell with Landeo, you represent and warrant that you are:

the owner of the property; or
a family member or authorized representative of the owner; or
otherwise legally entitled to act in relation to that property.

2. Directional Information & No Advice

All values, estimates, analytics, reports, and insights generated by Landeo — including property values, price ranges, yields, “selling plans”, and market trends — are:

Indicative and directional only, based on available data and assumptions, and
provided for informational purposes, not as professional advice.

Landeo’s outputs do not constitute:

a professional appraisal or valuation,
legal, financial, tax, or investment advice, or
a recommendation to buy, sell, hold, or otherwise transact in any property.

Many important factors are outside our models and data, including:

actual physical condition, defects, or needed repairs,
recent renovations or unique features not captured in public data,
title issues, liens, or legal constraints, and
rapid changes in market conditions or buyer sentiment.

You agree to perform your own independent due diligence and to consult qualified professionals (such as licensed brokers, appraisers, lawyers, or financial advisors) before making decisions. You should not rely solely on Landeo’s outputs when buying, selling, or investing in property.

3. Relationship with Brokers & Third Parties

Under Sell with Landeo and related features, we may introduce you to independent third-party real estate brokers, agents, or developers (“Brokers”).

You understand and agree that:

Landeo is not a party to any listing agreement, brokerage contract, or sale transaction between you and a Broker or buyer.
Brokers operate as independent professionals and are solely responsible for their own advice, conduct, and compliance with applicable law.
Landeo does not control how Brokers market, price, or negotiate on your behalf.

We do not guarantee that a Broker will accept your case, respond within a particular timeframe, or achieve any specific outcome (including sale, rental, price, or time-to-sell). Any disputes arising from your relationship with a Broker or other third party are between you and that party.

4. Fees & Commissions

If you decide to work with a broker, any commission, professional fee, or other amount payable for their services will be agreed directly between you and that broker or third party.

Landeo does not control, set, or collect these commissions or fees on their behalf, and is not responsible for any disputes regarding amounts charged or payment terms.

5. User Responsibilities

When using Landeo, you agree to:

Provide accurate information about yourself and any property you submit, to the best of your knowledge.
Use the Services only for lawful purposes and in accordance with these Terms.
Not misrepresent your ownership or authority to act in relation to any property.
Not use Landeo to engage in fraud, money laundering, harassment, or any illegal activity.

We may suspend or terminate your access if we suspect misuse, fraud, abusive behavior, or any violation of these Terms.

6. User Content & Uploads

You may upload or submit content through the Services, including property photos, descriptions, documents (such as proof of ownership), and other information (“User Content”).

You represent and warrant that:

You have the right to share the User Content.
The User Content is accurate to the best of your knowledge.
The User Content does not infringe any third party’s rights or violate any law.

You grant Landeo a non-exclusive, worldwide, royalty-free license to use, store, process, and display User Content as reasonably necessary to operate, improve, and provide the Services and to facilitate introductions to Brokers and other partners.

7. Intellectual Property & Limited License

All content and materials on Landeo, including but not limited to data, analytics, reports, charts, graphs, text, graphics, logos, designs, and software (the “Landeo Content”), are owned by Landeo or its licensors and are protected by intellectual property laws.

We grant you a limited, non-exclusive, non-transferable, revocable license to access and use the Services and Landeo Content solely for your personal use or internal business evaluation.

You may not, without our prior written consent:

Reproduce, redistribute, publish, or make Landeo Content available to the public or to third parties, except to your own professional advisors (e.g., broker, lawyer, banker) for evaluating a specific property.
Sell, license, sublicense, or otherwise commercially exploit any Landeo Content, including our analytics and reports.
Use the Services or Landeo Content to build, train, or improve a competing product, service, analytics model, or dataset.
Remove, alter, or obscure any copyright, trademark, or proprietary notices.

Any use of the Services or Landeo Content beyond this limited license is strictly prohibited and may result in immediate termination of access and legal action.

8. Anti-Scraping & Prohibited Uses

You agree not to, and not to permit any third party to:

Scrape, crawl, or harvest data using bots, spiders, crawlers, scrapers, or other automated means to access, query, copy, or collect data from Landeo, including our pages, APIs, or reports.
Systematically download, copy, or store Landeo Content for the purpose of creating a database, dataset, archive, or other bulk collection.
Reverse engineer, decompile, or attempt to discover the source code, models, or underlying structure of the Services.
Bypass or attempt to bypass any security or access control mechanisms, including authentication, rate limits, or technical protections.
Introduce viruses, malware, or any other harmful code into the Services or infrastructure.
Use the Services to monitor availability, performance, or functionality for any competitive or benchmarking purpose.
Use the Services in a way that could damage, disable, overburden, or impair Landeo’s infrastructure.

We reserve the right to suspend or terminate access, block IP addresses or accounts, and pursue all available legal remedies (including injunctive relief and damages) against individuals or entities engaging in scraping, harvesting, or other prohibited activities.

9. Disclaimers & Limitation of Liability

To the maximum extent permitted by law, the Services are provided on an “as is” and “as available” basis, without warranties of any kind, whether express or implied.

Landeo does not warrant that:

any estimate, analytic, or report is accurate, complete, or reliable,
the Services will be uninterrupted, secure, or error-free, or
any particular outcome (including sale price, time-to-sell, or investment return) will be achieved.

To the fullest extent permitted by law, Landeo and its founders, employees, and partners shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including loss of profits, opportunities, data, or goodwill, arising out of or related to your use of the Services.

If we are found liable despite this limitation, our total aggregate liability to you for all claims arising out of or relating to the Services shall be limited to the amount you paid (if any) to Landeo for the Services in the three (3) months preceding the event giving rise to the claim, or the minimum amount permitted by law if higher.

10. Privacy

Your use of the Services is also governed by our Privacy Policy, which explains how we collect, use, and protect your personal data. By using Landeo, you consent to our data practices as described there.

11. Termination & Governing Law

We may, at our sole discretion and without prior notice, suspend or terminate your access to the Services if we reasonably believe you have violated these Terms or used the Services in a way that may cause harm to Landeo, our users, or third parties.

These Terms shall be governed by and construed in accordance with the laws of the Republic of the Philippines, without regard to its conflict of law principles.

Any disputes arising out of or in connection with these Terms or the Services shall be submitted to the exclusive jurisdiction of the courts of Metro Manila, Philippines.

12. Changes to These Terms

We may update these Terms from time to time. When we do, we will update the “Last updated” date at the top of this page. Your continued use of the Services after any changes are posted means you accept the updated Terms. If you do not agree, you should stop using Landeo.
